  1. Hi Erwin, I recently did a Flip House east of Toronto that went quite well and thought I’d contact you to see if you ever come across properties that need work that would provide a nice return once completed. I would be interested in having a look. Please keep me in mind. I’m not really looking for a complete gutout property. The last one I had to replace all doors/frames, some windows new kitchen, ceramic, new bathrooms and landscaping. Hope to hear from you.

    Thanks,

    • Hi Brian, we in Hamilton do pretty much the same thing almost everyday on singles, semis, student, multifamily, RTO’s but we always rent them out afterwards as my clients and I are in it for the long term.

A nice return in Hamilton is the well above market rents we receive and sometimes we do pull $ out post refinancing. 25k in renos to complete gutouts is pretty much the system to make sufficient forced equity worth while.

      Hope that helps!
      Erwin
